Inspections
Once your offer is accepted by the seller, your due diligence period begins. You will need to have a licensed property inspector inspect the property within the time frame that was agreed upon in the effective contract to purchase. You may elect to have different inspectors inspect the property if you wish to obtain professional opinions from inspectors who specialize in a specific area (eg. roof, HVAC, structure). Typically, a whole house inspector is the most effective and cost-efficient. We can recommend several different inspectors. The inspector will provide you with a detailed report and then a new negotiation period will begin.
During the escrow period a Title company, who in the state of Ohio is responsible for conducting the closing, will ensure that the property is free of any encumbrances and the buyer will receive a clean deed to the property. We will help manage and ensure that all conditions and contingencies are addressed promptly and in accordance with the contract.
